Earlier, during the time of Devendra Fadnavis government in state, in view to bring the unanimity in construction sector ,it was decided to implement Unified DCR for ease of doing business. However, the scheme has not been implemented so far. The delay in the implementation of unified DCR has put builders into numerous difficulties. If Unified DCR is not implemented up to November 20, the real estate developers would launch a state wide agitation.
A grand morcha would also be taken out in Mumbai. If unified DCR is implemented, the builders would entitle to enjoy several concessions and get rid of unnecessary rules and regulations. However, the government has not given any green signal for this proposal for the past one year which is not good for the health of real estate sector .If new rules are implemented, the builders would bring those rules in their projects, which would eventually benefit the home buyers. As per the Unified DCR, there will be single rule all over Maharashtra which would facilitate ‘ease of doing business’. Similarly small plot holders would not be required to take permission for construction of their houses. They would be able to construct houses only after getting green signal from an architect. Unified DCR is also important for changes occurring in parking, design and FSR.
