Cotton market set for a green and smart transformation The Nagpur Municipal Corporation (NMC), in collaboration with the Maharashtra State Infrastructure Development Corporation Limited (MSIDC), is redeveloping the historic Cotton Market in Sitabuldi, Nagpur. The Sustainable & Holistic Urban Renewal and Transformation of NMC’s Cotton Market Site (Phase-1) aims to modernize this key commercial hub into a sustainable, eco-friendly infrastructure. The project covers 9,875 square meters and will feature two high-rise towers—one with 24 floors and the other with 20 floors—connected on the 4th floor by a banquet hall. The 24-floor tower will house residential units and serviced apartments, while the 20-floor tower will accommodate commercial office spaces and retail outlets. The plan includes 500 retail units, 200 office spaces, 50 hotel rooms, and 80 serviced apartments, with multi-level parking for 304 vehicles, modern public toilets, and landscaped green areas.
A major focus is the rehabilitation of existing shop owners and hawkers. 2,200 square meters has been reserved for shopkeepers, who will receive commercial spaces at construction cost rates. A dedicated hawker zone with specially built ottas ensures that street vendors retain their livelihoods in an organized, accessible space.
The project also features a comprehensive waste management system, including an on-site composting unit for organic waste and a segregated waste collection system to ensure sustainability. The market will adopt solar and wind energy, rainwater harvesting, green roofs, and efficient HVAC and lighting systems, meeting IGBC Platinum and GRIHA 5-Star Green Building certifications.
With an estimated budget of ₹376 crore, the redevelopment will enhance Nagpur’s commercial appeal while preserving its historical significance, ensuring the Cotton Market remains a vibrant urban hub for generations to come.
