Recently, Tejinder Singh Renu – Secretary of Vidarbha Taxpayers Association (VTA) met Devendra Fadnavis – Chief Minister, Government of Maharashtra at Mantralaya and submitted memorandum requesting his intervention with appropriate directions on lease renewal of NIT plots. Chief Minister after keenly understanding the issue had passed his remarks on the memorandum.
Thereafter VTA delegation had recently met Sheetal Teli-Ugale, IAS – chairperson NIT and submitted memorandum requesting to permit 51% members as a majority to execute renewal of NIT lease deed of those plots on which Shop/Apartments are constructed.
Taking this issue on agenda, Board of Trustees of NIT in their meeting held yesterday approved this proposal by VTA in public interest. P. Sharma – President and Tejinder Singh Renu – Secretary of VTA expressed their gratitude to Chief Minister, NIT Chairperson and Board of Trustees for such a good decision which will benefit thousands of flat and shop owners on NIT leased plots.
Over the years, hundreds of NIT leased plots were developed and now have Apartment buildings with thousands of shops and flats therein. With time, most of the lease of such plots got expired and in the renewal process, the NIT used to demand application wherein all (100%) flats/shops owners had to apply with their signatures in application and be present during the registration of the lease.
Obtaining 100% signatures for such buildings is almost an impossible task as in most of the buildings; few owners stay out of city or county; few have legal issues due to inheritance or likewise; few are not in good terms with Building’s Society as they intentionally do not pay maintenance sighting silly reasons. So lease of such plots never used to get renewed, thereby selling a flat/shop or obtaining a loan by such owners was mission impossible.
Thankfully the Board of Trustees in yesterday’s meeting approved VTA’s suggestion whereby now, any application with a majority of owners will be good enough for renewal. For example, if an Apartment has 10 shops and 20 flats, earlier all 30 were required to apply for renewal of lease and now, 16 or more owners applying will be enough to get the lease renewed.
This decision by NIT will benefit thousands of such owners and will even curb litigations arising out of the pendency earlier. VTA is thankful to the CM & Authorities for accepting VTA’s suggestion in public interest.
