The Nagpur Municipal Corporation (NMC) is moving forward with the development of the Jaitala Market Complex, located at Plot 19 in Jaitala, aiming to streamline local commerce. However, the project raises concerns regarding its usability, sustainability, and adherence to regulations.
The complex, designed with accessibility in mind, faces limitations due to its location within the funnel zone of Dr. Babasaheb Ambedkar International Airport, where construction height is strictly regulated. The building’s height is restricted to 8.74 meters, and NMC has reportedly not obtained the required No Objection Certificate (NOC) from the Airport Authority of India (AAI), posing potential legal hurdles.
The market will feature a basement for parking, with space for 502 cars and 1449 two-wheelers. The ground and first floors will house general retail and vendor spaces, but only 10,350 square meters is considered salable, raising concerns about space efficiency. The project’s ₹160-crore investment includes modern amenities like elevators, firefighting systems, and water storage, but crucial elements like cold storage and waste disposal zones are missing—especially for fresh produce and meat vendors.
While the location offers good connectivity, the complex’s success will depend on addressing regulatory issues, providing affordable rents, and ensuring efficient infrastructure. Without these considerations, the market risks underperforming and failing to meet its full potential.
