In a landmark move to redefine urban public healthcare, the Nagpur Improvement Trust (NIT) has greenlit the construction of a state-of-the-art 300+ bed charitable multi-speciality hospital on its prime 62,888 sq. ft. public utility plot in Mouza Lendra, opposite Alankar Talkies.
Armed with formal government approvals, the project will utilize a high 4.00 Transit-Oriented Development (TOD) FSI, unlocking over 2.5 lakh sq. ft. of built-up area. This will enable a vertical, space-efficient facility housing OPD, IPD, ICUs, modular OTs, and advanced departments such as oncology (with radiotherapy), cardiology, neurology, and nephrology.
Mandatory components include a radiology lab, pathology unit, blood bank, 24×7 ambulance bay, pharmacy, geriatric care, and surgical store. To enhance support services, the design mandates dormitories for patient relatives, staff cafeteria, and a training institute for nurses and lab technicians.
The selected trust must demolish existing structures and submit a Detailed Project Report (DPR) within 60 days. The hospital will follow UDCPR 2020 norms covering fire safety, environmental clearance, energy efficiency, and public health. Green building practices, modern HVAC systems, safety alarms, and waste management solutions are also required.
The trust will bear all operational costs, including utilities, staffing, equipment upkeep, and security. Importantly, concessional treatment for NIT staff and their families is compulsory. No commercial activity will be allowed; the land is permanently reserved for public health use.
A high-powered technical committee has been formed to evaluate applications and monitor execution. With clear-cut compliance and service guidelines, the Lendra project promises to be a milestone in equitable urban healthcare delivery.
