LEADERSHIP THAT MAKES INVESTMENT MOVE
The presence of Chief Minister Shri Devendra Ji Fadnavis at today’s ground-breaking was, in the words of XSIO Managing Director Ashish Agrawal, “not a formality — it is a validation.” A validation that what is being built on the NH-53 Corridor matters — to Nagpur, to Maharashtra, and to global institutional investors who track every signal of a state’s intent.
The Chief Minister’s track record with XSIO’s projects exemplifies his hands-on approach to industrial development: from personally performing the Bhoomipujan of Park One North on the Samruddhi Expressway in November 2025, to championing the Maharashtra Industrial and Logistics Policy, to building the MAITRI 2.0 single-window ecosystem that has compressed approvals timelines and restored Maharashtra’s position as India’s foremost investment destination.
Hon’ble Revenue Minister and Guardian Minister of Nagpur District, Shri Chandrashekhar Bawankule Ji, has been a constant and steadfast champion of Nagpur’s industrial future and a consistent source of support to XSIO at every stage of its journey— from land approvals and infrastructure clearances to policy interventions and project facilitation. His commitment to the region’s industrial development has been unwavering and instrumental.
Hon’ble Minister of State Shri Ashish Jaiswal Ji has been a day-to-day enabler for XSIO — accessible, responsive, and deeply invested in ensuring that project timelines and approvals move with the urgency that institutional investment demands.
The presence of Hon’ble MLA Shri Charansingh Thakur Ji, Hon’ble MLA Shri Ashish Deshmukh Ji, Hon’ble MLA Shri Sameer Meghe Ji, and Hon’ble MLC Shri Pravin Fuke Ji further underscored the depth of political commitment to Nagpur’s industrial development and the region’s collective ambition to attract and retain world-class investment.
FROM MOU TO MOTHER EARTH — FOUR MONTHS, TWO GROUNDBREAKINGS
The pace at which XSIO has moved from policy commitment to on-ground execution is a testament to what becomes possible when Government leadership is decisive, policy is stable, and approvals move at the speed of ambition.
In May 2025, XSIO signed a Memorandum of Understanding with the Government of Maharashtra for a statewide FDI investment commitment of ₹8,142 Crore across 15 parks — spanning Nagpur, Mumbai, and Pune.
On 15th November 2025 — just four months after the MoU — the Hon’ble Chief Minister performed the Bhoomipujan of Park One North on the Samruddhi Expressway with an FDI-backed investment of over ₹1,100 Crore.
Today, 7th March 2026 — barely four months later — the second ground-breaking has taken place, for the XSIO Advanced Industrial Park on the NH-53 Corridor with an FDI investment of over ₹700 Crore.
Two more projects in Nagpur — at MIDC Butibori and in the heart of the city at Wardhmannagar — are scheduled for groundbreaking within the next two months, further reinforcing XSIO’s commitment to translate every rupee of its FDI pledge into concrete investment on Maharashtra’s soil.
XSIO ADVANCED INDUSTRIAL PARK — INTELLIGENCE AT THE CORE
Strategically located on the NH-53 (Nagpur–Amravati) industrial corridor at Linga, the XSIO Advanced Industrial Park is being engineered as a technology-native manufacturing campus — one that embeds digital intelligence within its physical infrastructure from the very foundations upward. This is not conventional industrial development. It is a new category of intelligent industrial infrastructure, purpose-built for the precision manufacturing requirements of tomorrow.
Phase 1 of the park features four landmark structures, each named to reflect the aspiration of Maharashtra’s industrial future:
➔ Neev — A hi-tech Plug & Play Manufacturing Unit. The foundation upon which industry is built.
➔ Sankalp — A hi-tech Plug & Play Manufacturing Unit. The resolve to build with purpose.
➔ Udaan — A hi-tech Plug & Play Manufacturing Unit. The ambition to take Maharashtra’s industry to new heights.
➔ Laksya — The Industrial Warehouse. The destination. The venue of today’s historic ceremony.
Each of these structures is designed as an AI-driven, advanced factory built to global precision manufacturing standards. The park’s defining technological capabilities include:
➔ AI-Driven Building Management Systems (AI-BMS) — Enabling predictive maintenance, energy optimisation, operational analytics, and infrastructure intelligence across the entire campus
➔ Digital Twin Technology Integration — Providing real-time asset monitoring, performance simulation, lifecycle optimisation, and data-driven infrastructure governance for occupiers
➔ Advanced Integrated Utility Networks — Designed to support high-load, high-precision manufacturing operations with the reliability that industrial tenants demand
➔ ESG-Aligned Sustainable Engineering Systems — Infrastructure calibrated to global sustainability benchmarks, targeting IGBC Platinum certification and net-zero readiness
For decades, industrial parks were defined by land and buildings. The industrial parks of the future will be defined by intelligence. That future is being built — right here in Nagpur, on the NH-53 Corridor.
VOICES FROM THE INAUGURATION
“The XSIO Advanced Industrial Park represents the next chapter of intelligent manufacturing infrastructure in Maharashtra. By integrating digital intelligence at the foundational level, we are creating an ecosystem where technology enhances productivity and global competitiveness. Every rupee of investment we have committed will reach the ground. Every job we have promised will be created. Every timeline we have given will be honoured — because that is what XSIO stands for, and that is what Maharashtra deserves.”
— Mr. Ashish Agrawal, Managing Director, XSIO Industrial & Logistics Parks
EMPLOYMENT & ECONOMIC IMPACT FOR NAGPUR AND MAHARASHTRA
The XSIO Advanced Industrial Park at Linga is more than a real estate development. It is an employment engine, a skills ecosystem, and a signal to the world that Nagpur is open for the most sophisticated industrial investment.
This park alone is estimated to generate approximately 2,500 direct and indirect employment opportunities for the local communities of Nagpur. Across all of XSIO’s Nagpur projects, the total investment will exceed ₹2,200 Crore and create over 10,000 employment opportunities in the region.
Across Maharashtra as a whole — Nagpur, Mumbai, and Pune — XSIO’s investment plan of ₹8,142 Crore is projected to create over 35,000 jobs and position Maharashtra as India’s foremost destination for Grade-A industrial infrastructure and precision manufacturing. These numbers translate into something deeply personal: a young engineer from Nagpur who does not have to migrate to another state for a career; a family in a nearby village with a stable livelihood; a local contractor building skills on world-class projects; Nagpur’s children who can dream of careers — right here at home.
POSITIONING NAGPUR AS INDIA’S CENTRAL INDUSTRIAL INTELLIGENCE HUB
Nagpur’s geographic position — at the precise centre of India, at the intersection of the Samruddhi Expressway, the NH-53 Corridor, and major rail and air connectivity — makes it a natural industrial gateway for the subcontinent. The XSIO Advanced Industrial Park on the NH-53 Corridor directly strengthens this positioning, adding an intelligence-integrated manufacturing capability to what is already one of India’s most strategically located industrial zones.
Together with Park One (operational, 85 acres, Samruddhi Expressway), Park One North (under development, Samruddhi Expressway, ₹1,100 Crore), and upcoming projects at Butibori and Wardhmannagar, XSIO’s Nagpur portfolio will total over ₹2,200 Crore of FDI-backed investment — creating one of India’s largest and most technologically advanced industrial park clusters outside of the National Capital Region.
