More than 1,000 flat owners living in over 64 multi-storey buildings near Nagpur Airport are facing uncertainty after the Airports Authority of India (AAI) raised objections over building heights. Many of the affected projects were developed under affordable housing schemes.
The dispute stems from a change in how AAI measures building heights. Earlier, heights were calculated from ground level. Now, AAI uses Above Mean Sea Level (AMSL) measurements through updated software, assessing structures from an aviation safety perspective. Under this system, the total height above sea level is considered, regardless of whether the land is elevated or low-lying.
The issue has also put banks at financial risk. With several projects unable to secure occupancy certificates (OC), loans worth crores of rupees could turn into Non-Performing Assets (NPAs). Developers say the uncertainty is discouraging new investment in residential, commercial, and institutional projects, which could slow Nagpur’s economic growth and impact job creation.
