GMR Airports has unveiled plans to develop a 109-hectare Aerocity adjacent to Dr Babasaheb Ambedkar International Airport, aiming to create a modern business district integrating commercial, hospitality and entertainment facilities within an airport city ecosystem.
The proposed Aerocity forms a key component of GMR’s long-term master plan for the airport. Of the nearly 1,000 hectares handed over to the company, around 109 hectares on the city side of the airport have been earmarked exclusively for commercial development.
GMR Group Executive Director SGK Kishore said the company intends to replicate the airport city model that has transformed several major airports across the country. “Airports today are much more than passenger terminals. They have evolved into centres of economic activity where commercial development creates long-term value for cities and regions,” he said.
The Aerocity is planned to house hotels, convention and exhibition centres, premium office spaces, retail outlets, restaurants, entertainment zones and other commercial establishments, creating a destination that extends far beyond airport operations. Officials said the airport city is being designed to serve not only travellers but also businesses and local residents. The development is expected to encourage companies to establish offices close to the airport while creating a modern commercial hub for the region.
The project is also expected to complement the MIHAN development by offering world-class business infrastructure to companies operating in and around the area. Improved connectivity and modern amenities are likely to attract corporate offices, aviation-linked businesses, hospitality brands and a range of service industries.
According to GMR officials, the Aerocity will be developed as an integrated commercial ecosystem rather than a cluster of standalone projects. The objective is to create a self-sustaining urban hub where business, hospitality, retail and leisure facilities coexist, keeping the airport precinct active throughout the day. The development is expected to create opportunities for real estate developers, hotel operators, retailers, restaurant chains and entertainment companies looking to expand their presence in Central India.
Officials noted that Aerocity projects have become an integral part of successful airports worldwide, generating commercial activity while supporting aviation growth. GMR now plans to bring the same model to Nagpur through the proposed development.
