The Nagpur Metropolitan Region Development Authority (NMRDA) has finalised VIPL Infrastructure Private Limited as the developer for its ambitious mixed-use urban complex at the Sondapar area of MIHAN. With an estimated investment of around ₹1,200 crore, the project is expected to emerge as a major administrative and commercial landmark in south Nagpur.
The project will be developed on a 90,480 sq m plot under the Design, Build, Finance, Operate and Sale (DBFOS) model, with a total proposed built-up area of 3,06,514.38 sq m. The master plan includes three commercial towers, a dedicated NMRDA headquarters, two residential towers, executive bungalows and a modern clubhouse.
Commercial Tower 1 and 2 will be 14-storey buildings with two basements each, while Commercial Tower 3 will have one basement and nine floors, together providing over 2 lakh sq m of office and retail space. A separate NMRDA office building of 52,989.67 sq m will house the authority’s administrative functions. Residential infrastructure includes two towers for government and private employees, along with official bungalows for senior officers.
The construction period is fixed at 48 months, with the overall development and sales cycle extending up to 84 months. The maximum permissible building height is capped at 58 metres as per Airports Authority of India norms. NMRDA has clarified that the land will be leased, not sold, ensuring public ownership while generating long-term revenue and infrastructure assets for the authority.
